What happened

The landlord applied to terminate the tenancy and evict the tenants due to substantial interference with the landlord's reasonable enjoyment or lawful right, privilege or interest, and for seriously impairing the safety of any person in the residential complex. The landlord also claimed compensation for the tenant's conduct.

The ruling

The tenancy is terminated effective April 30, 2025. The tenants must pay $7,550.00 in rent arrears by March 20, 2025 and an additional $1,000.00 for the landlord's reasonable out-of-pocket expenses. If the full amount is not paid by April 30, 2025, the tenants will owe interest at 5% annually on the outstanding balance. If the unit is not vacated by April 30, 2025, the landlord may file the order with the Sheriff for enforcement.
