What happened

The Landlord applied to evict the Tenant for non-payment of rent. An initial eviction order was stayed after the Tenant requested a review. In the subsequent hearing, the Tenant attempted to raise serious issues including harassment and assault under section 82 of the RTA, but these were dismissed for lacking specific details. The Board found the Tenant owed significant rent arrears and issued a conditional order terminating the tenancy. The Tenant expressed intent to vacate the unit.

The ruling

The tenancy is terminated as of August 4, 2025, unless the Tenant pays $24,054.00 to the Landlord by that date. If the payment is not made and the Tenant does not vacate, the Landlord can file for eviction. The Tenant is ordered to pay the Landlord $18,818.93 for rent arrears and costs, plus a daily compensation of $87.18 from July 17, 2025, until moving out.
