What happened
YWCA Toronto applied for an order to terminate the tenancy and evict Quenice Kimberley Powell due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenant did not void by paying the arrears. The tenant was incarcerated and could not attend the hearing.
The ruling
The tenancy is terminated unless the tenant pays $881 by February 29, 2024 or $1,020 by March 6, 2024 to void the order. If the tenant does not pay, they must move out by March 6, 2024 and pay $616.71 in rent arrears and application fees.
