What happened

Landlord applied to terminate the tenancy and evict the Unauthorized Occupant, as the Tenant had transferred occupancy of the rental unit to the Unauthorized Occupant without the Landlord's consent. The Tenant applied for an order determining that the Landlord altered the locking system on a door giving entry to the rental unit or residential complex without giving the Tenant replacement keys.

The ruling

The Landlord's application to terminate the tenancy and evict the Unauthorized Occupant is granted. The Unauthorized Occupant must move out of the rental unit by September 30, 2024. The Unauthorized Occupant must pay the Landlord $42.74 per day for compensation for the use of the unit from June 1, 2024, to the date they move out, as well as $201.00 for the cost of filing the application. The Tenant's application is dismissed.
