What happened

The Landlord applied for the termination of the tenancy and eviction of the Tenant due to significant rent arrears. The Tenant has not paid rent since April 2024, following a job loss in March 2024. The Tenant requested an adjournment to amend Section 82 disclosures, which was denied. The Tenant sought a delay in eviction to find a new residence but admitted an inability to pay rent in the interim.

The ruling

The tenancy is terminated effective May 10, 2025, unless the Tenant voids the order by paying $20,949.00 by April 30, 2025, or $22,500.00 by May 10, 2025. If the Tenant does not void the order, they must vacate the unit by May 10, 2025, and pay the Landlord $18,461.20, plus daily compensation of $50.99 from April 15, 2025, until they move out.
