The ruling

The tenancy is terminated unless the Tenant pays $31,186.00 by May 27, 2025, to void the order. If the payment is not made, the Tenant must vacate by May 27, 2025. If the tenancy is terminated, the Tenant is ordered to pay the Landlord $18,631.00 for rent arrears and filing costs, less the rent deposit and interest. The Tenant must also pay daily compensation of $203.84 from May 15, 2025, until they move out.
