What happened
The Landlord applied for eviction and termination of tenancy due to non-payment of rent. Tenant 1 appeared and admitted to the arrears, explaining that she had separated from Tenant 2 (the primary provider) and was waiting for social assistance. Tenant 1 expressed a desire to vacate once alternative housing was secured. The Landlord opposed delaying the eviction due to the high volume of arrears and lack of recent payments.
The ruling
The tenancy is terminated effective December 2, 2025. The Tenants must pay $12,186.00 by November 30, 2025, to void the eviction and continue the tenancy. If they do not pay and the tenancy is terminated, they are ordered to pay the Landlord $7,033.72 (which accounts for the deposit and interest deduction) plus daily compensation of $98.63 until they vacate.
