What happened
The Landlord applied for an order for payment of rent and compensation after the Tenant vacated the rental unit. The Tenant raised preliminary issues concerning the validity of the application given a previously dismissed L1 case, the date of vacating the unit, and the credit for a last month's rent deposit. The Landlord agreed to amend the application to reflect the Tenant's move-out date and apply the deposit towards the arrears.
The ruling
The Former Tenant is ordered to pay the Landlord $11,795.33 by October 3, 2025. This amount includes rent arrears for October 2022 through March 2023 and the application filing fee, less the last month's rent deposit and accrued interest. If payment is not made by the deadline, simple interest of 4.00% per annum will apply to the balance.
