What happened
The Landlord applied for an order to terminate the tenancy and evict the Tenant due to substantial rent arrears. The Tenant, who has a low monthly income, lost her rental assistance benefits because she failed to renew her application. While the Tenant proposed a small monthly repayment plan, the Landlord argued the tenancy was no longer viable given the gap between her income and the monthly rent.
The ruling
The LTB ordered the termination of the tenancy effective November 11, 2025, due to significant rent arrears exceeding $13,000. The Tenant is ordered to pay $12,677.95 to the Landlord. The Tenant may void the eviction if she pays the full arrears plus filing fees (totaling $13,729.58) by October 31, 2025, or a higher amount by November 11, 2025. Relief from eviction was denied because the Tenant's income is insufficient to sustain the monthly rent.
