What happened
Landlord applied for an order to terminate the tenancy and evict the Tenant due to non-payment of rent. The Landlord served a valid N4 Notice and the Tenant did not void the notice by paying the arrears.
The ruling
The tenancy will be terminated on February 28, 2025 unless the Tenant pays $1,918.50 by January 31, 2025 or $3,609.75 by February 28, 2025 to void the order. If the Tenant does not pay, they must vacate the unit by February 28, 2025. The Landlord is authorized to deduct $55.60 per day from the rent deposit for compensation starting January 22, 2025 until the Tenant vacates.
