What happened
The Landlords applied for an order to terminate the tenancy and evict the Tenant due to non-payment of rent. The Landlords provided evidence that despite multiple attempts to contact the Tenant and the Tenant's repeated promises to pay, significant arrears remained. While the Tenant made some payments after the application was filed, they did not appear at the hearing to contest the application or request relief from eviction.
The ruling
The tenancy is ordered terminated effective December 2, 2025. The Tenant may void the eviction by paying $1,771.86 by November 30, 2025, or $3,119.86 by December 2, 2025. If the Tenant moves out as ordered, the Landlords actually owe the Tenant $348.89 because the rent deposit and interest exceed the arrears and filing fee owed at the time of termination, though daily compensation of $44.32 continues to accrue for each day the Tenant remains in possession after November 10, 2025.
