What happened

The Tenant filed an application alleging the Landlord failed to meet maintenance obligations concerning bathtub caulking and a bedroom door. A preliminary issue regarding a failed mediation settlement was resolved in favor of proceeding with the hearing. The Board found the caulking issue to be normal wear and tear and that the Landlord's response to the broken door was timely and reasonable, dismissing the Tenant's application in its entirety.

The ruling

The Tenant's application regarding maintenance issues for bathtub caulking and a bedroom door is dismissed. The Board found the caulking showed normal wear and tear and that the Landlord's response to the door issue was timely and reasonable. The Tenant failed to prove on a balance of probabilities that the Landlord breached their maintenance obligations under the Act.
