What happened

The Landlord applied for an order for rent arrears and daily compensation against a former tenant who vacated the unit without providing the required 60 days' notice. The Landlord also sought compensation for 'substantial interference' based on the lack of notice, representing the loss of rent until the unit was re-rented. The Tenant vacated on July 10, 2024, and the Landlord re-rented the unit starting September 1, 2024.

The ruling

The Former Tenant is ordered to pay the Landlord a total of $3,043.21. This includes $2,903.25 in rent arrears/compensation up to July 31, 2024, $967.75 for costs associated with substantial interference (August rent loss), and the $186.00 filing fee, minus the rent deposit and interest held by the Landlord.
