What happened

The Landlord applied to terminate the tenancy because the Tenant failed to pay rent. The Tenant acknowledged the arrears but explained that the delay was due to pending OSAP funding and lack of employment. The Tenant proposed a partial payment plan, which the Landlord rejected. The adjudicator determined that the tenancy was not viable due to the Tenant's lack of stable income.

The ruling

The tenancy is ordered terminated effective December 1, 2025. The Tenant may void this order by paying the full arrears and filing fee (totaling $2,906.00 by November 30 or $3,586.00 by December 1). If the Tenant does not void the order, they must vacate by December 1, 2025, and pay the Landlord $1,753.48 plus daily compensation for continued occupancy.
