What happened
The Landlords applied to terminate the tenancy and evict the Tenant due to rent arrears and persistent late payment of rent. Before the hearing took place, the Tenant vacated the rental unit on July 31, 2025. Consequently, the Landlords withdrew the application for persistent late payment and proceeded only with the claim for rent arrears. The Tenant admitted the arrears were likely correct but attempted to raise issues for abatement or compensation, which were disallowed due to lack of notice.
The ruling
The tenancy is terminated effective July 31, 2025, the date the Tenant moved out. The Tenant is ordered to pay the Landlords $8,392.71 by September 23, 2025. This amount consists of $11,070.00 in rent arrears plus the $186.00 filing fee, less the $2,700.00 rent deposit and $163.29 in interest. If payment is not made by the deadline, interest will accrue at 4% annually.
