What happened

The Landlord applied for an order to terminate the tenancy and evict the Tenants due to persistent late payment of rent. The Landlord provided evidence of 10 instances of late payments between September 2024 and September 2025. The Tenants did not attend the hearing, and the Landlord testified that the Tenants had previously expressed an intention to vacate the unit by the end of November 2025.

The ruling

The tenancy is terminated effective November 30, 2025. The Tenants are ordered to vacate by this date and pay the Landlord $186.00 for the filing fee. If they fail to vacate, the Landlord may enforce the eviction through the Court Enforcement Office starting December 1, 2025.
