What happened
The Landlord applied for an order to terminate the tenancy and evict the Tenants due to rent arrears. The Tenant explained that a rent payment from Ontario Works was delayed due to a postal strike. The Landlord's Agent acknowledged the Tenant's good-faith efforts to resolve the issue and requested an extension of time for the Tenant to rectify the payment situation. The Board granted the termination but postponed the eviction to allow the Tenant time to void the order.
The ruling
The tenancy is terminated effective November 16, 2025, unless the Tenant voids the order by paying $2,046.38 by October 31, 2025, or $3,320.93 by November 16, 2025. If the Tenant does not void the order, they must vacate by November 16, 2025, and pay the Landlord $100.64 (representing arrears up to the hearing date and filing fee, offset by the rent deposit and interest), plus daily compensation of $41.90.
