What happened
The Tenant filed an application alleging that the Landlords entered the rental unit illegally and harassed or interfered with her. The Tenant claimed that during a scheduled inspection, the Landlord brought an unauthorized assistant and recorded video footage of the unit without her knowledge. The Tenant alleged this violation of privacy caused her significant distress, leading her to seek therapy and eventually purchase a home to avoid renting. The Landlord maintained the inspection was consensual and the video was taken for the legitimate purpose of documenting the unit's condition.
The ruling
The Tenant's application was dismissed in its entirety. The Board found no evidence that the Landlord breached the Residential Tenancies Act during the unit inspection. The entry was consensual, the video recording was for a valid purpose, and the Tenant failed to substantiate her claims for financial compensation.
