What happened
The Landlord applied for rent arrears and daily compensation after the Tenants vacated the unit on February 1, 2025. The Landlord also sought costs for lock replacements. The Tenants argued that a previous N11 agreement, which was part of a prior Board proceeding found to have been made in bad faith by the Landlord, should preclude the Landlord from seeking arrears for certain months.
The ruling
The Former Tenants are ordered to pay the Landlord $14,778.14, which includes rent arrears and compensation from April 2024 to February 1, 2025, plus the application filing fee. The Landlord's claim for key replacement costs was denied.
