The ruling

The tenancy is terminated unless the Tenant pays $5,415 by April 30, 2023 or $6,098 by May 8, 2023 to void the order. If the Tenant does not void the order, the Tenant must pay $5,023.85 to the Landlord and vacate the unit by May 8, 2023.
