What happened
Landlord applied to terminate the tenancy and evict the tenants due to substantial interference with the landlord's lawful rights, wilful or negligent damage to the rental property, and persistent late payment of rent. The landlord alleged the tenants made unauthorized modifications to the rental unit, damaged the shed, and repeatedly paid rent late.
The ruling
The landlord's application is granted. The tenancy is terminated effective April 30, 2025. The tenants must vacate the unit by that date and pay the landlord $590.45 plus any daily compensation owed. If the tenants do not pay the full amount by April 22, 2025, they will owe interest at 5% annually on the outstanding balance.
