What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the Tenant did not void by paying the arrears.
The ruling
The Tenant shall pay the Landlord $4,244.24 in arrears and costs in monthly installments of $353.68 from February 2024 to January 2025. The Tenant shall also pay the monthly rent in full and on time during this period. If the Tenant fails to make any payment, the Landlord may apply to the LTB to terminate the tenancy without further notice.
