What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid N4 Notice, which the Tenant did not void by paying the arrears. The Tenant was still in possession of the rental unit at the time of the hearing.

The ruling

The tenancy will be terminated on September 30, 2024 unless the Tenant pays $20,661 to void the order by that date. If the Tenant does not pay, they must vacate the unit by September 30, 2024 and pay the Landlord $11,951.31 plus daily compensation of $96.16 from August 2, 2024 until the date they move out.
