What happened

The Landlord sought to terminate the tenancy and evict the Tenant due to substantial interference with the reasonable enjoyment of the complex. Evidence showed the rental unit and exterior were excessively cluttered with debris, posing a fire hazard. The Tenant also maintained an excessive number of dogs in violation of local bylaws and constructed an unauthorized fence. Despite being served an N5 notice, the Tenant failed to correct the behavior within the seven-day voiding period. The Tenant did not attend the hearing.

The ruling

The tenancy is terminated effective November 24, 2025. The Tenant must vacate by this date or face eviction by the Sheriff. The Tenant is ordered to pay $186.00 for the application filing fee and daily compensation of $20.55 for each day they remain in the unit after October 8, 2025, until they move out.
