What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to non-payment of rent. The Landlord served a valid N4 Notice, which the Tenant did not void by paying the arrears. The Tenant was still in possession of the rental unit at the time of the hearing.

The ruling

The tenancy will be terminated unless the Tenant voids the order by paying $3,839 by July 31, 2024 or $4,618 by August 31, 2024. If the Tenant does not void the order, the Tenant must pay $2,557.60 to the Landlord and vacate the unit by August 31, 2024. If the unit is not vacated, the Landlord can file the order with the Sheriff for enforcement starting September 1, 2024.
