What happened

The Landlord applied for an order to terminate the tenancy and evict the Tenants due to non-payment of rent. The Landlord served the Tenants with a valid N4 Notice, but the Tenants did not void the notice by paying the rent arrears.

The ruling

The tenancy is terminated unless the Tenants pay $11,770 by June 30, 2023 or $12,565 by July 14, 2023 to void the order. If the Tenants do not pay, they must vacate the unit by July 14, 2023 and pay the Landlord $11,471.66 plus daily compensation of $26.14 from June 20, 2023 until they move out.
