What happened
The Landlord applied for an order to terminate the tenancy and evict the Tenant due to significant rent arrears. The Tenant failed to pay the amount specified in a valid N4 notice and did not attend the hearing. Evidence showed the Tenant vacated the rental unit shortly before the hearing date with over $24,000 in unpaid rent.
The ruling
The tenancy is terminated effective June 23, 2025. The Tenant is ordered to pay the Landlord $21,732.02, which covers rent arrears and the application filing fee, after applying the last month's rent deposit and interest. If payment is not made by July 14, 2025, interest will accrue at 5.00% annually.
