What happened

The Landlord applied to evict the Tenant for seriously impairing the safety of others. The application was based on multiple violent incidents involving the Tenant's guests, including forcible confinement, assault, and an assault with a machete that led to attempted murder charges. The Tenant was complicit in one incident by taking a victim's phone. A later incident involved a sawed-off shotgun being fired through the rental unit's door. The Tenant did not attend the hearing.

The ruling

The tenancy is terminated effective May 6, 2025. The Tenant must vacate the unit by this date. The eviction is ordered due to severe safety impairment caused by the Tenant's guests, including assault and attempted murder. The Tenant is ordered to pay the Landlord $893.31 for daily compensation and the application fee. The LTB has requested that the Sheriff expedite the enforcement of the eviction.
