What happened
The Landlord applied for an order to terminate the tenancy and evict the Tenant due to significant rent arrears. The Tenant had failed to void a previous N4 notice and had not responded to multiple payment plan proposals offered by the Landlord's representative prior to the hearing. Since the application was filed, the Tenant made a substantial payment of $7,900.00, but a significant balance remained. During the hearing, the Tenant requested more time to pay the outstanding balance, which the Landlord agreed to.
The ruling
The tenancy is terminated effective November 1, 2025, unless the Tenant voids the order by paying $4,046.39 by October 31, 2025, or $5,722.34 by November 1, 2025 (which includes November rent). If the Tenant does not pay and does not vacate, the Landlord may enforce eviction through the Sheriff starting November 2, 2025. If the tenancy is terminated, the Tenant owes the Landlord $2,403.39 plus daily compensation of $55.10.
