What happened

The Landlord applied for eviction and termination of the tenancy based on the Tenant's failure to pay rent and persistent late payments. The Tenant had been late with rent 14 times in a 19-month period and owed substantial arrears. The Tenant sought an adjournment and relief from eviction citing personal hardships and maintenance issues.

The ruling

The tenancy is terminated effective November 15, 2025, unless the Tenant voids the order by paying $12,686.00 by October 31, 2025, or $14,236.00 by November 15, 2025. If not voided, the Tenant must vacate by November 15, 2025, and pay the Landlord $10,273.29 plus daily compensation of $50.96. A conditional order for future on-time payments was also established should the Tenant void the non-payment portion.
