What happened
The Landlord applied for an order to terminate the tenancy and evict the Tenant for non-payment of rent. The Tenant was served with a valid N4 notice but did not pay the arrears to void it. The Tenant did not attend the hearing, which proceeded based solely on the Landlord's evidence.
The ruling
The tenancy is terminated unless the Tenant pays $7,086.00 by June 28, 2025. If the payment is not made, the Tenant must vacate by that date and pay the Landlord $5,186.71 (for arrears up to the hearing date, plus filing fee, less deposit and interest). The Tenant will also owe $37.81 for each day they occupy the unit after June 11, 2025.
