What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to non-payment of rent and the Landlord's good faith requirement of the rental unit for personal use. The Tenant vacated the rental unit on April 6, 2023 but has not returned the keys to the Landlord.

The ruling

The tenancy is terminated effective April 18, 2023. The Tenant shall pay the Landlord $8,096.10, which includes rent arrears up to the move-out date and the application filing fee. If the Tenant does not pay the full amount by May 14, 2023, they will owe interest at 6% annually on the outstanding balance.
