What happened
The Landlord applied for an order to terminate the tenancy and evict the Tenant due to non-payment of rent. The Tenant disputed the monthly rent amount, claiming it was verbally reduced from $600.00 to $550.00, but provided no evidence. The Tenant also requested relief from eviction due to temporary job loss, despite admitting he prioritized other bills over rent once he regained employment.
The ruling
The tenancy is terminated effective July 28, 2025. To void the eviction, the Tenant must pay $3,786.00 by July 28, 2025. If the Tenant does not pay and does not vacate, the Landlord may file for eviction starting July 29, 2025. The Tenant is ordered to pay $3,079.25 plus $19.73 per day for compensation from June 26, 2025, until he vacates.
