What happened
Landlord applied to terminate the tenancy and evict the Tenants because the Landlord's child, Nicolle Stevenson, intends to move into the rental unit and occupy it for at least one year.
The ruling
The Landlord's application is dismissed because the Landlord did not pay the required one month's rent compensation to the Tenants by the termination date in the N12 notice, as required by the Residential Tenancies Act. The Tenants are ordered to pay the one month's rent compensation of $2,000 back to the Landlord by December 30, 2024, if they have not already done so.
