What happened
The Landlord, a corporation, applied for an order to terminate the tenancy and evict the Tenant for non-payment of rent. The Tenant attended the hearing, acknowledged the arrears, and explained they were due to a job loss. The Tenant proposed a monthly payment plan of $400 to clear the debt, stating she was now employed full-time. The Landlord objected to the plan, arguing it was too long and not viable. The Board agreed with the Landlord, denying the payment plan, but used its discretion to postpone the eviction to give the Tenant time to find resources or alternative housing.
The ruling
The tenancy is terminated as of June 30, 2025, unless the Tenant pays $8,677.08 by that date to void the order. The Tenant's request for a payment plan was denied. If the Tenant fails to void the order, she must vacate by June 30, 2025, and pay the Landlord $5,969.88, representing rent arrears up to the hearing date plus the application fee, less the rent deposit and interest. Daily compensation is also owed from the day after the hearing until move-out.
