What happened
The Landlord applied to terminate the tenancy after the Tenant was involved in a physical altercation involving a weapon (X-acto knife) in the building's vestibule. The Tenant admits to the confrontation but claims he was threatened. The Landlord provided security video of the incident which resulted in criminal charges against the Tenant. The Tenant, who suffers from mental health issues and was previously homeless, sought relief from eviction.
The ruling
The tenancy continues on the condition that the Tenant does not physically confront or commit assault on any person at the residential complex. The Tenant is ordered to pay the Landlord $186.00 for the application filing fee by November 18, 2025. If the Tenant breaches the non-violence condition, the Landlord may apply for an eviction order without notice within 30 days of the breach.
