What happened
Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenants did not void by paying the arrears. The tenants were still in possession of the rental unit at the time of the hearing.
The ruling
The tenancy will be terminated on June 7, 2023 unless the tenant pays $3,558.90 by June 11, 2023 to void the order. If the tenant does not pay, the landlord may file the order with the Sheriff to enforce the eviction starting June 12, 2023. The tenant is also ordered to pay the landlord $47.14 per day for compensation for the use of the unit starting April 14, 2023 until the tenant moves out.
