What happened

Landlord applied to terminate the tenancy and evict the Tenant due to the Tenant cutting the wires to the smoke alarm/detector in the rental unit, which is an illegal act and caused damage to the property.

The ruling

The Landlord proved the grounds for termination of the tenancy and the claim for compensation. The tenancy is terminated effective March 9, 2024. The Tenant must pay the Landlord $7,760.46, which includes compensation for use of the unit, repair costs, and the application fee. If the Tenant does not pay the full amount by March 9, 2024, they will owe interest at 7% annually on the outstanding balance.
