What happened

The Landlord applied for termination of tenancy and eviction due to non-payment of rent. The Tenant did not dispute the arrears but raised a maintenance issue regarding a rodent infestation and sought reimbursement for private pest control costs. The Tenant also requested relief from eviction.

The ruling

The Tenant is ordered to pay $1,152.00 in arrears and costs. Relief from eviction is granted provided the Tenant pays $100.00 monthly toward the arrears starting November 1, 2025, in addition to regular monthly rent. If the Tenant fails to make any payment, the Landlord may apply for an ex parte order for eviction and the full balance.
