What happened

Landlord applied for an order to terminate the tenancy and evict the Tenant due to the Tenant's substantial interference with the reasonable enjoyment or lawful right, privilege or interest of the Landlord or another tenant. The Landlord alleged that the Tenant repeatedly refused entry and/or failed to prepare the unit for pest control treatment, causing an infestation throughout the building. The Landlord also alleged that the Tenant left piles of bedbugs in the laundry room and shook bedbug-infested clothing in the laundry room, further spreading the infestation.

The ruling

The Landlord's application to terminate the tenancy and evict the Tenant due to substantial interference was granted. The Tenant is ordered to vacate the rental unit by February 25, 2025 and pay the Landlord $11,313.41, which includes compensation for use of the unit, application filing fees, and the chargeback for failed pest control entries, minus the rent deposit and interest. If the Tenant does not pay the full amount by the due date, they will owe interest on the outstanding balance.
