What happened
The Landlord applied for rent arrears and compensation for damages after the Tenants vacated the rental unit. The primary dispute concerned the lawful termination date of the tenancy; the Tenants moved out on April 30, 2023, after giving short notice, but the Landlord maintained that the lawful termination date was May 31, 2023, based on the statutory 60-day notice requirement. The ruling
The Former Tenants are ordered to pay the Landlord $1,928.63. This amount reflects rent arrears and daily compensation calculated up to the earliest lawful termination date of May 31, 2023, plus the filing fee, minus the last month's rent deposit and accrued interest. Interest at 4% annually will accrue if payment is not made by July 13, 2025.
