What happened

Landlord applied for an order to terminate the tenancy of Kaitland Laforge and evict Ellen Laforge, the Unauthorized Occupant, because the Tenant transferred occupancy of the rental unit to the Unauthorized Occupant without the Landlord's consent. The ruling

The tenancy between the Landlord and Tenant was terminated on June 20, 2023, 30 days after the Tenant's death. The Unauthorized Occupant, the Tenant's granddaughter, was in possession of the rental unit without the Landlord's consent. The Landlord is entitled to compensation for the Unauthorized Occupant's use of the rental unit from June 21, 2023 to August 20, 2024, totaling $18,308.05, plus the $201 application filing fee. The Unauthorized Occupant must vacate the unit by September 17, 2024, and pay the full amount owed to the Landlord by that date. If the unit is not vacated by September 17, 2024, the Landlord may file the order with the Court Enforcement Office for enforcement.
