What happened

The Landlord applied to terminate the tenancy and evict the Tenants for non-payment of rent. A preliminary issue arose regarding Tenant 2's request to be removed as a party because he had moved out in August 2025. Tenant 1 failed to attend the hearing. The ruling

The tenancy is terminated effective November 3, 2025. The Tenants must pay $6,903.43 to the Landlord if they vacate, representing arrears minus the rent deposit and interest. To void the eviction and continue the tenancy, the Tenants must pay $10,373.39 by October 31, 2025, or $12,573.39 by November 3, 2025. Tenant 2 remains liable for the debt despite having moved out.
