What happened

Tenants applied for an order determining that the Landlord illegally entered the rental unit, substantially interfered with their reasonable enjoyment, and harassed them. The evidence showed the Landlord entered the unit late at night while the Tenants were sleeping and sent an excessive number of communications (85 emails and 17 texts) over a two-month period. The Landlord failed to attend the final hearing date.

The ruling

The Landlord is ordered to pay the Tenants a total of $3,585.17 by August 12, 2025. This includes $3,000.00 for three illegal night-time entries, $500.00 for harassment and substantial interference through excessive communication, $37.17 for expenses related to building a partition to block the Landlord, and the $48.00 filing fee.
