What happened

The Landlord applied for eviction and rent arrears (L1) and compensation for unpaid utilities (L2). The Tenant vacated the unit prior to the hearing. The Tenant admitted to the arrears but requested a delayed payment schedule due to new employment. The dispute also involved whether a hot water heater rental qualifies as a 'utility' under the Act.

The ruling

The tenancy was terminated effective March 21, 2025. The Tenant is ordered to pay $2,579.19 in rent arrears and filing fees (after deposit credits) by September 30, 2025. Additionally, the Tenant must pay $833.57 for unpaid utilities by October 31, 2025. The request to include water heater rental as a utility was denied.
