What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the Tenant did not void by paying the arrears. The Tenant was still in possession of the rental unit on the hearing date.

The ruling

The tenancy will be terminated on April 30, 2025 unless the Tenant pays $6,448.25 by March 31, 2025 or $7,750.70 by April 30, 2025 to void the order. If the Tenant does not void the order, they must vacate the unit by April 30, 2025 and pay the Landlord $4,619.88 plus daily compensation of $42.82 from March 20, 2025 until the date they move out.
