What happened

The Landlord applied to evict the Tenant for non-payment of rent. The Tenant's mother attended the hearing, acknowledged the arrears, and explained the Tenant's financial difficulties due to being a student, working part-time, and paying for daycare. The mother requested a payment plan and a delay in eviction. The Landlord opposed further relief. The Board found it would be reasonable to postpone the eviction to June 30, 2025, providing the Tenant with an opportunity to pay the arrears or find new housing.

The ruling

The tenancy is terminated effective June 30, 2025, unless the Tenant voids the order by paying the outstanding amount. The Tenant can pay $6,328.92 by May 31, 2025, or $7,728.92 by June 30, 2025, to continue the tenancy. If the order is not voided, the Tenant must pay the Landlord $3,719.56 plus daily compensation of $46.03 from May 6, 2025. The eviction was delayed to allow the Tenant time to pay or secure new housing, considering her financial hardship as a student and mother.
