What happened
The Landlord applied for an order to terminate the tenancy and evict the Tenant due to rent arrears. A preliminary issue arose regarding a named respondent who was a minor and not a tenant; the Landlord agreed to her removal. The Tenant was incarcerated and unable to attend the hearing. The Landlord proceeded with evidence showing a valid N4 notice was served and rent remained unpaid.
The ruling
The tenancy is terminated effective June 30, 2025, unless the Tenant voids the order by paying $12,186.00. If the Tenant does not void the order, they must move out by June 30, 2025, and pay the Landlord $6,827.16 for arrears up to the hearing date and the filing fee, plus $49.32 daily compensation from March 14, 2025 until they vacate.
