What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to non-payment of rent. The Landlord served a valid N4 notice, and the Tenant did not void the notice by paying the arrears. The Tenant was still in possession of the rental unit at the time of the hearing.

The ruling

The request to review the previous order is granted. The tenancy is terminated unless the Tenant pays $17,586 by March 31, 2023 or $19,036 by April 10, 2023 to void the order. If the Tenant does not pay, they must vacate the unit by April 10, 2023 and pay the Landlord $17,137.07 plus daily compensation.
