What happened

The Landlord applied to terminate the tenancy and evict the Tenant based on allegations that the Tenant or a person permitted by the Tenant seriously impaired the safety of others, willfully damaged property, and committed illegal acts. Evidence indicated that a guest permitted by the Tenant stole items and damaged the residential complex, and the Tenant was found in possession of stolen goods.

The ruling
